Some guys biggest challenge is being able to find money , some have plenty of money but cant put accurate financial projections together and get talked into buying terrible deals by clueless realtors in short skirts.

Dion mentioned up there that he could do anything a "street guy" could do, I doubt that really.One big reason is that institutions or larger national buyers are not dealing face to face, that makes a difference in hearing someone on the phone and seeing them in a discussion, you can "read" the borrower.
