Its a duplex as it stands now with a garage in the back.

Avoid personal use of the property, as it can limit deductions, and be careful to correctly classify repairs versus capital improvements, as improvements must be depreciated.

I still have the other property left and I think I will keep it at least for several more years.I have been doing necessary repairs and upgrades on the property that I still owe including some that I foresee I would've had to do in the near future.

I am considering turning it into an Airbnb/short term rental. 

It helps but looking to see what others are doing.  

Should I still do some sort of addendum to the existing lease to have it in my name, or am I okay to leave until renewal in January?
