looking back I got a decent deal but it took too long to close and I need to find a team for the long term to accumulate fourplexes or build them.I'm wondering if people involved are just washing their hands if my deal rather than grow from it.Emails from before closing were insane looking back on it. 

Should I BRRRR a property or pay cash for a couple mobile homes?

Upon selling it you exchange to a like property to defer the long term capital gain.

It's a cash-flowing property I've had for years and I ultimately decided to keep it and do a cash-out refi to purchase the next one.

Most of what you mention is flipping, which can give you big chunks of cash when you sell, but comes with inherent risks and challenges… not the least of which is you being out of state trying to do them.  

I could do an all cash, but would prefer to do a conventional loan.

Is it worth holding the property for long term appreciation ? 

 - initial cash flow has poor correlation with long term cash flow.
