I had accounted for this in my business plan, so no surprises there.

As an agent I can't go to the seller directly as an agent but that poses a gray area and honestly with the amount of trash agents that negligently do business I'm not worried about how I operate.

If the project only cashflows with interest only payments, that isn't a deal to me. there are going to be other costs involved such a cap ex and maintenance, so you will need to bake in a certain amount of expenses beyond jsut the mortgage payment too.

Recently, we did quite well on a business deal and found ourselves with quite a bit of cash to invest, particularly in real estate.

If they are offering unheard of rates or LTV, then all their competitors would be out of business. 

I'm not saying the guy is trying to scam me, but he definitely dosn't run a good business if you dont even call to schedule a job or have any written contract for the work. 

Once the co-operative compensation is removed from all MLS in July, I am curious how these folks will stay in business.
