It just really burns that I potentially wasted not only my time, but the realtors time searching and viewing - when I specifically asked for a careful review for pre-approval to avoid precisely this situation.

I have got burned one too many times now not to do that. 

I'm not sure what you're like, but I always go head first into something & burn out soon after.

I can't tell you how many times people in my network have gotten burned by someone, frequently in a partnership or mentorship situation, and they never asked around because they didn't want others to scoop their deal.

The market is soft right now compared to this fall (probably because tenants are feeling the burn of this massive inflation) but the rents are still way off.

You won't always work a deal out but it's a great way to source deals.I own a unit in a community of quadplexes and recently got a contract on a burned out unit in the same building as one of my units.  

I am a medical professional early in my career but getting a little burned out with long hours and wanting to spend more time with my young kids.

On top of that, my lease clearly states anything outside of wear and tear, like burn marks / deep gouges etc, it comes out if their security.
