Many people think asbestos will jump right out and get you, but it's not like that and generally is safe as long as you're not breathing airborne fibers.

@Arin Whedbee - If you're going to be working directly with sellers (which is the primary function of a wholesaler) you should live and breathe Michael Quarles, Zig Ziglar, Dave Kahle, etc. 

What is the criteria you use to filter out good deals from bad ones?

I have a small business that aggregates government real estate auction information, and provides a tool for the user to filter through this data.

I didn't realize that I could filter and specify info from specifically Austin or Texas...really helpful...I look forward to connecting more with folks interested in topics in this area....

If you have a good screening process, you can filter out the bad apples. 

If someone disagrees, then great - you've filtered them out, and you don't speak to them again.

From there I had my broker pull all the listings that fit my criteria from the MLS and filtered out any "bad" deals.
