Here’s the numbers - the home is a one story brick ranch with 3 bedrooms and 1.5 baths on the main level, and an extra bedroom/bonus room in the basement.

But @Lane Kawaoka, ground-up developments don't take Bonus Depreciation in year 1 - how would passive losses work for ground-up construction syndications?

There may be a portion of operating capital and CapEx that's returned to investors, but it's safer to treat this as a bonus and not apart of the projected returns.  

However, I do think properties that are cashing flowing between the 1 and 2 percent rule can probably benefit from this pretty early on due to bonus depreciation.

Top build quality on jigs in a warehouse, great design, and quick assembly along with lower overall cost is a bonus.
