Hello Bigger pockets.

I watched a webinar the other night by bigger pockets and the presenter showed a buying houses for a low cost (75,000) and renting for about 1000 USD.  

Most of the other multifamilies in this area are bigger than a 4 plex.How do I know how much I would pay for a property manager to maintain?

There appear to be many fixer-upper type of homes in Arden-Arcade that might be perfect for the BRRRR strategy from Bigger Pockets.

Last house I bought was 44K and the rehab was 28k (63%) but the bigger the rehab the more people it scares off, which leaves you with opportunity.

At that point I'll probably sell it and move on to something bigger.  

After that I have been listening to Bigger Pockets podcast and reading Real Estate books.
