Don't forget to contact your insurance company - as breed/weight restrictions can vary from carrier to carrier.I usually suggest adding a section in the lease that is a notice to the tenant that the insurance on the property will NOT cover the tenant's personal belongings or their temporary housing in the event of a catastrophe.

Initially we were looking at property in eureka, ca (where we were living and I was attending graduate school) but we couldn't quite make the numbers work for us using the BP calculator.

Lots of great connections all over but we also have a very strong and active contingent here in MA on here so make sure to find them (Set up some keyword alerts to find out about local topics) and get connected.Besides doing that on here make sure to get out to some of the local investor events we have.  

Go to networking events, get on local FB pages, post ads on CL, look up cash transactions or flips and call the buyers / flippers. 10 deals a month in Denver from bandit signs wont happen..

Great way to pick up some good info and possibly a deal.You can also search NARPM.org for the RMP (Residential Management Professional) and MPM (Master Property Manager) certified.Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info.
