John T Reed, a well-known real estate investor with excellent scruples and a strong moral compass, explains it well in his article.

Perhaps once I’ve read every article, blog, and guide and listened to every podcast out there, and still feel that I’m lacking something then I would jump on a paid course, but in this day and age I’m more skeptical that they’re just presenting free information in a different way.

I found the article below, and it mentioned that I should file such entity under Schedule C (at least the income and expense).

There are plenty of articles on screening real estate agents, so read them before you reach out.
