The more exposed walls, the higher the utility cost projection, the lower the allowable rent.

Anyhow, what I'm doing in BP is trying to learn as much as possible, find knowledge, share personal projects, get/give advise whenever possible, make connections, all in line with making my dream possible one day which is to run a small family run investing firm.  

I would start by reaching out to an agent (perhaps go to your local REIA and ask for suggestions) and ask them to send you multi-family listings.Also, make sure to brush up on your deal analysis, so you can jump on a good deal when it comes along.

Not every property will have a place where you can put the machines, an obstacle which might stop the project before it even starts.If you have to sacrifice one unit for this, I'd be a lot less gung-ho on the "Pros".

An idea I came up with was to share a worker with a few other local investors, with each of us taking him one day a week to take care of whatever projects we need, and some sort of contingency if you need him more or less.

But, I am severely a rookie and am going through some major analysis paralysis.
