EXCEPT principle & interest on a mortgage if applicable.If the property rents for $3,000 a month... the 50% rule/guideline/thumb in the air guess says you'll have about $1,500 left after paying bills and setting aside for things like CAPEX.  

I enjoy clean air, open space, quiet nights, food from my garden, my fire pit and I wouldn't trade that for anything the city ever has to offer.

We are retired Air Force now stationed as civilians in DC. 

Is there a common furnace (forced air) between all units, or do you really have a boiler with separate zones for each unit?    

I have read several arguments and still somewhat in the air about whether or not to form an LLC prior to getting started in flipping and some buy and hold in the near future. 

I've been doing a lot of reading on here lately and I'm still somewhat up in the air. 

Paul -I sent you an email with your UPS tracking number and some additional information...Based on the tracking info, it appears your books were shipped 2nd Day Air within 48 hours of your order, but UPS had a "sorting error" in Illinois back on December 5 and just "found" the order again today.
