I treat all things in life as an experiment and to make myself not beat myself up over the "lost profit", I began to consider profits as a gauge on whether or not I'm winning in this GAME.

If the lender doesn't approve the loan, you'll lose your EM without the financing contingency, but the seller has lost the time you're had the property under contract.   

I googled it and the neighborhood didn't look all that bad, but I did see that from the history the property was originally purchased for way too much in 2007 and it lost almost half the value.

From a durability viewpoint, I've lost most of my enthusiasm -- there are so many variables to getting a good install.  

Complaints from sellers that didn't close, boohoo. they still have the property and they took a chance, these are the same people who if they lost a quarter in a slot machine would insist the casino give it back because the didn't win.

Any work day you are "saving money" being the GC (instead of going to work) is a day that still costs you money in lost pay.
