Hello all,I wanted to get some opinions on this, was at a meetup tonight playing cashflow game with others and I mentioned to someone how I've had such difficulties after loan 5, that I was thinking of buying my property with cash vs paying off one of my current loans, because they have 3%ish interest rates.... guy at my table mentioned that it would be smarter for me to invest time in calculating my perfect deduction amount and purchase the next property with that exact amount.

I had TD forward me the paperwork that was submitted to them and as it turns out, it was one page with the entire amount requested in cash hand written in (I had typed in everything on their provided form in exact detail). 

Do we need to form an LLC together, should we open a joint bank account together etc????

My only real reason for wanting to move my property into an LLC would be to show a bank that a newly formed business has an asset worth as much as the house.

I know i have to disclose this, but what about use of promulgated forms? 

I know from experience, requesting a gas meter from the city can take a few weeks (8 weeks in FL for me).   

For me, the criteria I've created for flips is 75% of ARV minus the rehab. 

It was easy for me, single guy only 1 income from my day job.
