The only A/B areas that exist here are far West (Summerlin) and Southeast (Henderson) with some spots in various locations throughout the valley.If you do find an apartment complex near the Strip, it will probably be 3-5 cap.

@Einat Menashe If you are willing/able to do medium to large rehabs to the unit(s) it will be possible to hit the 1% rule but there wont be anything turn key in area that have seen 5-10% appreciation in recent years (near west and NW sides).

I hang my license with a brokerage where I pay $70 a month and no commission split (~$400-$500 for E&O per close), adds up to maybe $1500 a year for everything excluding E&O but that would just be deducted from profits.we have it good on the west coast with pay to play brokers.

are these set up for trades men who will operate out of there daily.I like the big ones that we see on the west coast that are man caves for the premium tenant storing their million dollar motor home or their car collection.. etc.. when I bought my hanger ..
