I’m willing to pay the upper end if it makes me and wants me to be a silent partner, but I’m not so far.  

A couple of well regarded neighborhoods in each are the East Side and West End (for Providence), and Darlington and Quality Hill (for Pawtucket)

A 4.5% move on a 40 P/E growth stock that had run up 40% in the preceeding 3 months is barely a footnote these days.Everyone just has such a desire to see failure out of the hand that feeds them they'll rush to the keyboard to make a mountain out of less than a mole hill. 

I invested 20% as a silent partner and there are two other partners.

The owner is not local and has let the property go down hill. 10 units are currently rented.

If the deed is silent as to percentages, the 3 owners would each own 1/3.

No point in fixing the slab (and 2400 square feet of housing) if the hill is moving.....

After a while, the friction became so great between the two that my client went “Radio Silent” and the credit partner who knew nothing about RE, was making the decisions – a classic case of “The Tail Wagging the Dog.”
