Even if the new buyer of the sfr rehabs it may be that he can do it economically enough to hold the property until the commercial use is beneficial.If you are looking for residential use I'd be cautious as to the impact any change in the properties you do not control can have on your property.

There are many who would be happy to show you around on the basis of nothing more than a request, and many more who will do so with some sort of evidence that you have some money (like a bank statement.)People on this board like to talk about "control" as it relates to tenants.

San Francisco does have some units under rent control and a landlord does have to comply with those rules but you don't have to buy a rent controlled property if you think the rules are too onerous.

Paris III - I am not a lawyer, but according to section 5-12-080-E of the CLTO yes, you had 10 days to notify herIn the event of a sale, lease, transfer of ownership or control or other direct or indirect disposition of residential real property by a landlord who has received a security deposit or prepaid rent from a tenant, the successor landlord of such property shall be liable to that tenant for any security deposit, including statutory interest, or prepaid rent which the tenant has paid to the transferor.

Namely, a repair budget for this house to placed under city control by the purchaser until the house is rehabbed, nearly 10x the actual cost of rehabbing the stupid thing. real cost30-40k, their estimate, 250k.
