I charge different rent rates by how many pets live in my units, but not by how many people.

We generally have a no pet policy, but did grandfather in the existing pets with the understanding the tenant demonstrate they are a responsible pet owner and follow our rules about pets.

I have a spreadsheet with each property type and I log the rent, deposit, if pets are allowed, square footage, type (SFR, duplex, multi, apt), manager/owner, what extras are included (garage, dishwasher, W/D, etc).I have three years of this data for my rental area now.
