The management company has been lacking in several areas, but the biggest is not doing maintenance in a timely manner and not filling vacancies (I'm talking 4 months vacant and the advertisements have no pictures).The owner of the company emailed me on Saturday that they would not return any security deposits until all final bills had been settled (~$9k) and that they would no longer honor their prior promise to "chip in" or cut the cost of a roof repair job they were going to do by 1k from 3200 to 2200 because it was a courtesy to me as a client and I am no longer a client and thus they no longer are obligated to offer me that price.  

Assuming it is a showing, not entry to take pictures or anything of the sort (unless specified in the lease of course).Not allowing entry is a violation of the Act, and you can serve the tenants with an N5 (Notice to End Tenancy for Substantial Interference with Landlord's rights).You have to give them a 20 day notice period, but they have 7 days to "correct" their behavior, and on the 8th day you can file at the LTB.

So we are at the point where we are texting every morning asking for the daily plan and pictures of work that was completed the day before.

For example, our company logs travel time as a separate line item in a work order, and we also take before and after pictures, as well as keep digital copies of receipts for all parts purchased.

Stacking these transactions will definitely impact my financial picture as viewed from the first lender to the last lender so I want to approach this smart.  

So the city was changing some piping outside of the house for the collection of rain and they had a pump to take all the water to another location, in the meantime at one point the pump stopped working they got clogged and my tenant calls me and says there’s a flood in the basement they send me a bunch of pictures and what happened was that the water kind of backflow to the house we had about and 2 inches of water in the basement it wasn’t all over the place I would say about half of the basement was affected it was in the evening so I couldn’t call the insurance company and when I called the 24 hour line they weren’t much help, I ended up calling an emergency company they came to the house vacuumed and mopped up all the water they cut about 4 inches of the walls where the water has seeped under the walls, placed a few dehumidifiers to make sure things dry up.

For my part, I do love it here, it's just not where I wish to invest.I have done some limited analysis upstate, and I see the other side of a tough picture.
