A little background info, I just finished law school in Miami, but I'm stuck here for another 2 years until my fiance graduates, with bleak employment prospects.

I am a real estate appraiser from miami, fl and my fiance and I are looking to start our own business in real estate investing.

No need for candles or firewood, because I got LIGHTS and HEAT.

The old one runs on oil and heats the house and the hot water.It seems like high oil prices are here to stay.

I'm not sure if he means well or just hiding something.The upside: rent increase. value goes up based on rent multiple.The downside: fixed cost to convert (fire stairs in the front), +1kitchen/+1bath, moving water pipes, gas lines, time - can't kick people out and say "hey, im going to cut your apt in half" - need to be done when people mov out gradually, variable expense (heating oil/water bill/repairs), insurance, etc.I need to obviously run the numbers but what are your thoughts?

A remodel 3-2 chk a/c ,heat, plumbing ,electric,walls ,drywall, ceiling popcorn knockdown ,$$$ windows,doors, garage door,interior & exterior paint ,molding, fascia ,roof, landscaping, pool, pool-heater, sprinkler system, well,septic or city,appliances, trash, demolition, duct work, termites, floor, MTG & ins, ...what will you do what will you hire out .

The are not flipping, so they pay closer to 90% - repairs.I went to the weekend seminar they held here in Miami and the information was well worth the $200 I paid and honestly learned a few new things.

"The fireplace backs up" - is this a common chimney for fireplace and heating?

I'm interested in it because once the housing market heats up the land has good potential.

I assume tenants pay for their own heat?
