I think jay would echo what we practice - unless there's a compelling reason (financing, political stroke, or discount on land) I will always prefer and attempt to buy out the land owner and get them out of the way.

As well as I have a cosigner who would be willing to sign the note (although he doesn't make a lot he has an additional $2M worth of real estate).So here are my questions:1) I know there are some legal issues with trying to raise money from private individuals for real estate purposes and I don't want to do something that might end me up in trouble with the law.

This isn't legal advice, and I don't have a real-world example, but some coverage issues to pay attention to might include injuries to common law employees, injuries involving liquor, and punitive damages for gross negligence.Keep in mind that umbrella insurance policies are negotiated contracts like any other insurance policy.

so Im trying to get some practice analyzing apartment complexs and im having trouble understanding taxes.its a 7 unit in Milwaukee Wi that rents for $600 a unit which ends up being $4200 a month /50,000 a year rental incomeI guess my only question is what the heck are special taxes?
