If you take your entire portfolio and stick it in a savings account earning 1% interest, and then go sit on a beach for a year, your $/hour earnings off that portfolio is infinite, as you'll be working zero hours but still generate income.So, if you're just looking to maximize $/hour, you need to stop working.Likewise, the other edge case is to work 168/hours per week to force huge ROI gains on your portfolio, but at the same time sacrificing your $/hour metric (and your health).

If she has mentioned anything that affects health and safety of an ordinary tenant you will want to jump on that right away regardless if it's in writing or not, but for any cosmetic or normal minor repairs you want it in writing.

Aaron mentioned RUBS (Ratio Utility Billing) but in Massachusetts there are specific laws regarding what and how you have to follow to be allowed to bill for utilities.I would pass it by the lawyer but you can reference Statute or law 410.354 and 105 CMR 410 Public Health
