Unfortunately, I am kind of a dumbass and didn't realize that a conventional loan has to be the purchase price, something my realtor missed :/ I was under the impression that a 203(k) vs conventional with borrowing for rehab would be like the difference between a 3.5% down Conventional, and an FHA. 

I've done a few deals but feel like i'm missing opportunities because there is still a lot I don't understand. 

Smart professionally, but real ****** from a human nature standpoint.One who did was so delinquent in getting back to me that the tenants missed the boat.I can control my professionalism, I can't control others. 

The rest of the stuff scares away newbies but the seasoned investor could give a crap.  1% gives you a lot of leeway to miss an item or two.

I am sure that I missed some, and while this is not a super detailed list, I think that I made my point that you need to do a LOT more research to actually be successful with a short term rental.Have fun out there, and yes!

Theres also typically a lot of expenses missing from the small multifamily OM you gotta really dig through with someone who owns them locally.
