I rent my STRs by the week, not by the day or weekend. 

Indeed, three separate properties that I had clients interested in this weekend went under contract within 48 hours of being listed.

But after countless evenings after work and weekends, I learned a lot in the process and didn't lose money, so I can't complain.Lessons learned?

Airbnb bookings can take place months in advance so it might be booked when you want a weekend getaway.

I get up at 4:30am every weekday and most of the time on the weekends to get up and start the day off right.

If they move they will be paying market rent, plus the day(s) off work and/or loss of weekends to pack and move, plus the time finding a new place, plus coming up with a new deposit, plus changing over their mailing address at dozens of businesses, plus moving supplies, plus buying friends pizza and beer to help move, etc.The point should be clear:  Market rent is market rent.  

My mid-term goal is 100 doors.I can invest a few hours in the evenings and more hours on weekends.

Or offer to put her up in a hotel for a weekend and have it cleaned after all the showings. 

I have a hectic work schedule throughout the week but if you do a weekend meet I would love to attend!
