My area is close to the shopping center, (Burlington, Amazon Fresh), maybe 0.5 miles I would love to hear more.

Plenty of shopping, top restaurants and plenty of entertainment.

I would visit the areas of interest and go into the local shops and realty offices, preferably without disclosing that I am an out-of-towner.

Although it feels like there is an abundance of hard money out there, when you go deeper into the details it is pretty hard to find someone with terms that makes sense in this tight-margins market. any body specific you can recommend?

The most important aspect of any electorate is the education and knowledge of said body. 

I like Michael's explanations in his link w/the exception of shopping by cap rates.  

It's like running a machine shop, or a field service company and shares many of the same premise.
