If rent is due on the first, when do you post an eviction notice and when can you contact a lawyer to start the eviction proceedings?

We want to use the rent proceeds from the house in PA to off set our debit to income ratio while purchasing a new home in Florida.

I think I would have went for something like $1999, then proceeded to bump rent up on an annual basis until I got to market.
