Simply taking the classes and passing the test is not enough - you need to be affiliated w/a brokerage.In CT, a salesperson is never a direct employee of a broker; they are always independent contractors, though there are certainly office rules.

the water cert applies to any transfer of any real estate.We have a series LLC that we started 5 years ago and it is much more affordable than seperate LLCs but this week in conversation I heard there is a active court case that people are watching closely that is testing the true intent of the Series LLCs corporate vail.

Luckily I have not had any legal action on any of my LLCs so I haven't tested this.There are still self employment taxes when you have an LLC and that's why I actually have an S corp that owns each LLC that I own.

Its the same every time i pass a speed limit sign and i think to myself haha that simply means i can go 10 above it and not get pulled over. people will test the boundaries of the law until they are caught.

@Charles Lewis  I don't think that will fly for your personal residence exemption... you can't split off part of your residence and sell it.. you need to sell the house also.. its were you reside that is the test.
