There is evidence of this everywhere, so with countless examples, you could argue it is a fact that there are shortcuts to wealth.

I tend to agree with you that it's probably not a bad time to sell, but most will argue otherwise for a variety of reasons.

As Jon pointed it out, its really just a liability over time. even if your for sale price doubled your purchase price after 30 years.I can't argue with your numbers above, I've always liked RE as an investment vehicle over the market anyhow.

You can argue about what expenses really are, but I don't think there's anyone who could make a case paying $800K for $4500 a month in rent is a good deal.

If I own Building ABC and I want to sell it because its a pain in the neck, its very easy to deposit some rents from Building DEF into my ABC account to account for some vacancies from May through Sept.
