Most of the best wholesalers I know are extremely successful house rehabers who pass a few deals along when they are overwhelmed. 

It seems like finding a house with a "20% discount" as is so often talked about in the books I read is extremely hard to find in this area. 

@Carlos Toussaint - I'd be extremely hesitant about paying up for an LOI.

As to your second point my concern is that if one end of the street is d what’s to say the good end of the street won’t change in short order?

Dan, to my knowledge NY does not have any statutes in the books concerning "abandoned" tenant property.

It’s not the tenants business who owns a property, all they need to be concerned about is who their contact is for pro terry related issues weather it’s the manager or the property owner.

The fact that both of the tenants also have felonies is concerning as well.I do rent to tenants with dogs but I require that they submit proof that the dog has been spayed and neutered and that they obtain renters insurance which covers the dog.

My concern is that rent in OC is not as high as some other areas nearby, such as Portland...so the rental fee would likely be only about $50-$100 more than my mortgage payment (my payment includes insurance/taxes, by the way..so I am accounting for that).
