You may want to look into the rental rules and regulations for properties close to UF they had some strict codes regarding noise and what not not too long ago.

What are the potential problems in tenants, taxes or laws and whatnot?

When you've got a family to feed and whatnot the security of owning your rental free and clear is nice, but I'd take advantage of the leverage and grow your portfolio.

Learned a lot over the years, including what not to bother with anymore.  

I'm also looking in my own city for deals but with house prices skyrocketing Its becoming harder.I have been reading up on the tax implications and what not but I want to hear from people on here doing it.

Then I would use 50K to refill your coffers (for emergencies and what not) and use the other 50K as down payment on 2 homes that cashflow better.
