I understand where you are coming from as we always did our taxes on turbo tax as well until we purchased rental properties. 

With that said, I've done some research on the market and found the following information helpful in my considerations for Phoenix that you might find helpful as well:  Demand for both buying and renting property remains high due to the city's strong economy and growing population. 

In my opinion it was well worth every penny.

Work at establishing in-person relationships that will serve you well over time, not just one-and-done.

If they’re not able to assist, I also have other LAIC referrals as well that will just provide the service only.

I should also mention we shut off the breaker (to the garage) after confirmation from two electricians and our contractor that we had a serious fire risk.   

Found T&H realty services to be pretty interesting as they provide both buyer brokerage service (to help me find deals) as well as do property management i.e. they are not full turnkey provider necessarily, but reduces some of the hassle for me I guess as an out of state investor. 

He's an experienced agent. landlord, he has his own Airbnb house in Covington and he understands that part of NKY really well.
