Unlike Texas, Florida and other economically vibrant states (like Washington), your purchase price is very high.

So where I particularly need advice:The outside... what is a good color scheme?

I have verbally told my clients the information but I think I will use your list (with attribution) :):)My short verbal spiel would be 1) handy owner occupants don't need to cash flow or make money / profit and 2nd will you have a dumpster onsite the day of closing with day labor for the demo, know EXACTLY which electrician, plumber, flooring, cabinet guy, sheetrocker.....that you will use and when will they start, the PART NUMBERS for the cabinets, flooring, paint colors, doors, light fixtures.....

Kiyosaki :) The Guy has made millions by telling people that the color of the sky is blue.

We also use the same paint color for all 4 units. 

If needed, I paint everything a light, neutral color (only 1 color is best). 

They use the same colors and materials and truly spend the minimum time and money.   

As long as I know all I'm doing is cleaning the place, and my previous pictures are still a good representation of what the property will look like (I'm not painting a different color, doing new flooring, new landscape etc), then I start my ad a week or so before the tenant moves out.

I passed the Charles Barnes online program but I flunked my state exam with flying colors. :( I’ve been searching for PSI practice exams and heard about Exam Smart.

Sorry @Mindy Jensen   I am a w2 wage earner but I also  maintain my church 2 acres, bushes and flower beds for money for 22 weeks out of the year and put in some color during winter.
