Essentially you take the information provided by the vendor - primarily the leases - and draft an estoppel describing the tenancy and any other relationship with the landlord (i.e. employee) for each tenant.  

We didn't have contracts in place with many vendors, such as: lawn care, pest control (including white fly treatment), attorney, or irrigation. 

This being our first rehab, we would be expecting more retail rates, our other option would just be googling vendors:)   I appreciate it!  

And since I work pretty much every day I really need to make sure calls are answered or I would do myself.Next I purchased postcards from local vendor in town Flyers Direct.

Best advice I can give is either find a TRUSTWORTHY partner for your first deal with experience or use very experienced vendors (i.e.

I want to start fresh with an app that will track customers, vendors, personal, colleagues, contractors, teams, etc.  

Trade onsitemgr(employee) for a PM vendor.

Working with property managers, you can have access to a lot more than just 1 unit; however, they have their own system in place and as a tenant you ultimately need to respect their system.For example, you can't just throw in your own smart locks, hire a vendor to clean the carpet, or your own enhancements, etc.

The one-two guy crews they recommend will get you into the right price points to start... eventually, when you get more consistent business for flooring vendors, retails stores (whom are more reliable) will want the business and get nearer to reality in pricing.--- Sidenote: we transitioned from hiring of LVP/vinyl/ceramic/hardwood to handling in-house which has shaved our costs substantially from the above budget averages.
