He may have you issue a notice to vacate or something right at the close of escrow since you have to give 30 days notice and this can possibly be a proactive way to prevent any funny business at the end of the 30 days.

(Max vacated rents - your monthly mortgage payment) = +/- net cashflow.

From their point of view, you are ruining someone's vacation, and can't be trusted to supply a good product (your property).

My biggest STR home run was purchasing a property in a vacation market before STRs were common.

We buy them in markets we like to vacation in and visit ourselves!

Just be honest and fair and give her required notice to vacate-don’t get into all the nuances which would be problematic to getting her out anyway.

According to State statue 509.032 (b) A local law, ordinance, or regulation may not prohibit vacation rentals or regulate the duration or frequency of rental of vacation rentals.

Nice compromise but it does look better for lease/option tenants and it wears better in the main living areas if they vacate.
