@Rene Calacuayo you would need fee simple title free and clear of all liens / encumbrances, or have a magical lender that allows executory contracts under Prop Code 5.085, and be able to satisfy all the other hurdles that the Texas legislature put in the law to deliberately discourage LO transactions.

They can't discuss their clients accounts so it will take you weeks trying to get over that hurdle even with a signed form from the seller allowing you to discuss it.

Perhaps I'm being unreasonable and I'm the one who's in the wrong here, I'd appreciate any feedback or similar experiences.Everyone keeps saying that the first investments usually end up being bad investments and you learn from mistakes, so I suppose this was bound to happen because a smooth sailing first buy is just too good to be true :)

Not sure how long it would take to get a brokers license in WA (next step above RE) in some states it is as little as a year, others there are education/deals and other hurdles as well as requiring a few years.

I have also bid many times on Auction.com and not won, I think their reserves are unreasonably high, I see the same properties sitting on that site for months and months.

USDA (not all towns), VA (Veterans only - with a DD214), NACA (has some hurdles to jump through.Alternatively, we could negotiate an option, which lets you tie the property up while you organize your finances.There's some due diligence to go through - price, condition and location.That said, you might be able to find the right home faster than you think.

@Josue Velney That doesnt sound unreasonable at all . 10% gets you on the schedule , covers the paperwork time and phone call time to get the job up and going .
