After reviewing the cost to rehab and the area of town, I decided to Wholesale for a quick profit.Sold it on a Real Estate Contract (Owner Financing) with $100k down, the balance is financed at 10% for 13 months, then the loan is called.

Being about an hour from Disney, their reviews seem to paint a picture that there are many folks that stop through for a few nights on their way to theme parks or further south in the state.  

Whether that is identifying top 3 neighborhoods, driving homes, reviewing your budget etc.

1st, my pricing was not cheap to begin with $200 a mo.2nd, I live in California and my property is in Birmingham.3rd, they had great reviews until I dug a bit more.4th, they're the biggest in the state of Alabama.Anymore questions Drew?

Has anyone invested with Home Team Vacation Rentals in the past? I had a intro call with them on Friday and their business model sounds amazing, but maybe too amazing.  Looking to get insight.

An agent that works for me has a closing today, when I reviewed their closing statement there was $15k in fees from the mortgage broker.

Next week the full offering docs will be made available to review. 

I don’t take application fees until I have reviewed an application and proceed to step 2, the background check. 

I have never had a bad review on that and not sure anyone else they take care of have.
