we are placed right in between two other "trendy" towns that have a fair amount of tourism (although this town does not especially attract tourists the neighboring ones do) and we would be walking distance to the restaurants.I really like your thought on the mobile being 50 years old in 12 years though. good thing for me to ponder.

It is so hard for me to hold back on not replacing something, just so it looks newer or more trendy (for example, swapping light fixtures and door knobs when the ones there might be okay .... or wanting to swap all switches and outlets to Decora when the standard ones already there just need to be cleaned real good).

You do double closing in a handful of scenarios, but generally it is so your buyer doesn’t know how much you are making and so your seller doesn’t realize someone is paying more for their property (which could have them go around you to the true buyer).a) they were not honest that they were not buying it themselves B) they screwed up if the real buyer found out what they paid youC) they screwed up telling you there was a double closing, the point on these is true buyer and seller don’t meetD) it sounds like you screwed up by signing an open ended contract BUT the way you phrased it about the 30 days part, look for the term “time is of the essence” in the contract.
