Does anybody have experience with sober living, or group home operators renting your home?

Pick solid operators and solid asset classes.We syndicate self-storage projects.

We are not putting up capital, just handling all development/build planning and operations.

So all the deals I had fell through because it's almost impossible to find a tenant on your own & again brokers/ real estate agents won't help you even though he tells you they will.You have to pay, then you get put in a group zoom training where he never shows his face.

Those are not the most important parts of the operating agreement.

But my question is that if we consider other operating costs like maintenance, capital expenditure, vacancy, etc then this property won't cash flow, so is this a good deal?

Occasionally I catch some cleanliness issued that I am not satisfied with which I believe is due to variability in attention to detail between people on their crew, or lack of training and familiarity with my property.I've seen mentions of the value of post cleaning pictures from hosts on other forums.

It's an A-framed garage with shingles roof, gutters, windows, and a 32" exterior door (in addition to a 16' operating face door). 

The hard and the fun part is training my team there in the proper processes from planting all the way through selling.
