And the owner is paying you not only to enforce common sense rules, but to understand the ADA and the proper & legal way to hande a request for a reasonable accommodation.Most city and county governments have a position called an ADA Liaison (or something to that effect) whose position exists to train local businesses and landlords on ADA requests and what is reasonable / unreasonable as it pertains to accommodations (often the same person that gives training once or twice a year at the local Board of Realtors, so you might even be able to reach out to them for a point of contact).Rather than operating in a vacuum, or taking your advice from a public forum, why not reach out to that person in your jurisdiction and get an opinion straight from the horse's mouth?

Why undertake this without any knowledge or training and jeopardize the livelihood of so many.

If you wanted to work with a developer/builder, I would think with our engineering backgroud, you should be able to be a project manager, forward planning, even acquistions associate, albeit with some training. 

@Cameron Davis  If you took the training, NAR-National Assoc. of Recovery Residences, you would be able to screen a sober house operator or start your own. 

ok, so I have paid a lot of money for guru training over the past 3 years.

Part of this is on you you allowed them to move in and stay 5 years without it and trained them their behavior is acceptable.  

I've self managed after getting excellent training and I still made mistakes.

My military training has me always looking at the Intel (data) to drive my decision making process. 

I just can't imagine this advice working.I give out free a thorough sub to training with complete examples of ALL docs and how to fill the contract out and added verbage to get the seller to initial.   

For us, the hands on training and meeting other student's at their investment properties and directly learning about their buy, rehab, sell and/or hold experiences is valuable.
