Being in the area, I would think you might have a tougher time keeping good tenants over the long term if you are charging the same for your units vs a unit with natural gas heat.

To find my acceptable purchase price with the income approach to value I simply divide the NOI by my necessary return of 10% for decent property, up to 14%+ for older properties with deferred maintenance issues or in tougher areas.

Unless you start working as an Ibanker and transition into a private equity firm working for investments and can accrue enough knowledge, investor connections and get very good at selling a vision (always tougher than selling a product), then you are more likely to do it by acquiring a large portfolio or merging a lot of small portfolios together.

My experience is that although they are tougher tenants based on family dynamics  IE single mother 3 or 4 kids that are just really rough on the house..But some were very good and very neat and clean and work their jobs etc etc.

Don't lower your prices and offer them value they aren't asking for.If your value proposition is, instead, to offer a bargain basement price, only if they buy it from you using seller financing, I think you're going to have a much tougher sell to the buyers...they'll be too suspicious.
