You'll have an issue selling your yacht, jet or other assets that someone will check county records before buying.  

If you wanted to buy some time , find a plumming outfit with a "Jet Rodder ) Its a trailer mounted machine , basically a heavy duty power washer with lots of force .

I have done it once myself many years ago and it was not too hard, but I had it tested.When I hire someone to do it (which is every time in the last ~20 years), I let them worry about testing it and taking the "correct" precautions and disposing of the waste appropriately.With what my popcorn removal contractor charges for popcorn removal and texture, I would hire it out even if money was in shorter supply for me. 

@Eli JacksonThe best sound advice I can give you on getting started is to cool your jets a bit and get $25K on the side that you could put in a little pile on the sidewalk, douse it in gasoline, light it up, and still be all right with your finances and your family.While you're busy getting your money straight you can learn more about real estate investing, make contacts, and refine your business plan.If saving $25K in 2-3 years is an insurmountable target for you and your family, real estate investing might not be the best of ideas for you.

How about through Jet Lending?

It took forever, created a huge mess, required the bullnose and then texture, new trim, and then repaint.

I want to create something where it's a real entrepreneur that's going for something a bit risky, no lambos, jets, or any of that mastermind crap that you see everywhere else.

So, the contractors would have to understand all the building material needed for the ADU, timing, building codes, depth of foundation, beams and brackets to use... etc. and where they would need detail would be: on the finish work: i.e. tile, window type, flooring, cabinets (type, texture, color) etc, anything that would be considered aesthetic (as one tile could be $2 per sq ft and another would be $10 dollars per sq ft) and even choosing one or the other would entail more labor work or less and hence the labor costs could change with every decision made. 

For those not in the know, owning and running a lumber mill or lumber dealer has not historically been the kind of profit generation business one may think, yacht's and private jet's do not apply, lol.
