The lease says she should maintain temperature at least  55  24/7 during winters and should maintain all utilities at her name.

Simply put the ball into the back of the net, right?

It prevents any fair housing issues since you are partnering with another non-profit, in my opinion.That would at least get the ball rolling on your idea!

Charlotte is an extremely competitive market though, so you're going to have to come in hard to play ball there.

Never seen any talk or research on this, but seems like kids might do better in school if the school is newer and in good repair and things work vs those that leak and fight temperature control and other issues.

You kind of want to get the ball rolling on this quickly... you don't want to wait until the 30 day notice to know you have to market the property and get it ready to be turned around.
