When the closing took all of 10 seconds I decided this was a pretty sweet way to proceed.Since then I do all my flips buying for cash and then selling on "low down, owner will finance" deals that allow me to (occassionally) purchase off the MLS and sell the same day for a profit.

I am starting to think SFR in my area are not the way to go unless you stumble on the sweet deal.I woul dlike to have someone break down their 50% rule for the precentage that they pay for tax, insurance, maintainence, legal, blah blah blah.

craigslistbandit signs nearby that lead to houselist it in the mls yourself or for sale by owner.combannersone idea I had that I have not personally used is the person I own a house with currently is also a manager at a very well known wine store, and to have them "sponsor" a wine /beer tasting and have it at the house on an open house day in order to get more bodies through the door. maybe you could take that idea and team up with someone you know who owns a restaurant etc.
