To be fair this GC has his estate home next to my project and he did not want to see starter homes going in. we build semi custom highest price in town .. so there was quality of project that also interested him.. this would be a rare event out in the market..

Hell, having laminate is better than having carpet carpet imo (assuming good quality of course).

Some other copy & paste advice:Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a Class A property in Class D area, what quality of tenant will you get?

His material is poor quality and feels very scammy.

Therefore even if you invest in the markets with favorable landlord tenant laws, you are still more inclined to deal with tenant headaches because of the quality of the tenant and lack of professionalism of the landlord.
