@Sarita Scherpereel so it's in a three flat building, but the zoning says there's only two units the basement unit based on what you said it's not illegal as it hasn't been cited by the city.

This may seem like obvious advice, but I'd say just get three or four quotes before settling. 

You wont ever get all three .

We've fixed the handful of items they listed.Unfortunately, two or three weeks ago I got an email from a code enforcement about this now year old citation.

That property has tenants which would cover the monthly payments at its current rent which is well below market value but the property would need love to justify an increase in rent.Very grateful to have made this much progress in the span of less than a year and a half and currently just trying to make sure I have all of my ducks in a row to ensure I can build these three properties into a stable few investments.Looking forward to the future,Austin

In my opinion, if what you want is leads, you aren't going to make the right use out of Pro because you will be trolling for buyers and sellers instead of being an asset to the community and answering questions.If you've been a Pro member for several years and have only made three posts, you haven't been interacting with the community over that timeframe and that is where relationships are built.

The timeline depends on the lender but lenders will allow delayed financing up to immediately after closing to three or six months after closing.
