Unless less you are a system-building guru and strong networker, if that's that case out of state investing should be more up your alley.

It has a strong potential for cash flow.

Having a strong “why” and purpose to what I’m doing keeps everything into perspective.

I would like to start generating some passive-income and start with some residential properties in my initial portfolio.

As a first time and out of state investor, my top priorities for this first investment were (1) a property that would be quick to rent (as I didn’t have other properties to offset extended vacancy rates), and (2) a very strong local PM team that RTR had extensive success with.

I have no particular area that I'd like to start with or focus on, but probably prefer somewhere in the south of the US due to my strong aversion of winter.

If rates come down at all I predict we’ll be back in a strong sellers market (competitive offers, steep appreciation etc) because inventory is still low.
