You may be declined for not being an owner occupant, but it will still buy a little more time.

Or you go north, which makes you a lot more remote, far away from the next Home Depot, and a long drive for everyone, but opens you up the snowmobile and ice fishing season.IMO the most important thing is to buy quality real estate, no matter how you rent it.

@Michael Fluder, having a tenant that wishes to buy your property is the greatest thing that can happen for a 1031 investor. 

If I can't do that, I don't buy it.   

Of course, if you buy them, the depreciation clock starts over.

It's most where you choose to buy cabinets, like the big box stores.

When buying real estate why does cash flow matter if you are getting $100+ per month and it seems such a small amount to generate any wealth?

My PERMANENT portfolio is my SDIRA; I try to buy more solid performing notes that I won't need to work on (although they haven't all panned out that way...). 

My goal for this deal is to purchase a cash-flowing multi family property to buy and hold.
