If you're an investor Broker / Property Manger in this business you get 100's and 100's of investors reaching out to you wanting to spend the day with you while they are in town.

Lots of fakes out there so be careful.And its not so  much they will steal up front money from you.. but you waste time and money finding a place thinking they are going to fund you put up non refundable EM spend money on inspections only to have your deal die because you got with someone who cant fund or never could fund. 

While state specific leases are simple and can work, spending the extra investment and having a real estate attorney help create one for you will likely create more value/protections and save you money in the long run

Once they cut the govt spending that is going to equate to negative job growth most likely for periods of time.

I don't get that much business from BP but when I do the transaction values are big enough to justify all of the time that I spend on here.

Stop hanging out with your deadbeat buddies who spend all day drinking, talking sports, and otherwise wasting away.

Can we all agree a dollar made in Austin TX or Bryan TX or Dallas TX or San Francisco CA, or Nashville TN or any where spends the same wherever you choose to spend that dollar.  

That's why there's been little activity. if you don't have to sell, you hold on.This extend and pretend will end sooner or later, and when it does, investors will be forced to sell.

Just my thought is the closer you get to nyc the more you’ll have to spend
