The symptom was the same in both properties, when the toilet was flushed , waste would appear in the bathtub.

For finding my first properties, word of mouth and local networking worked well, plus reaching out to hosts on Airbnb with personalized messages.When pitching, focus on how you’ll add value (like boosting reviews or optimizing pricing) and avoid coming off too salesy.

I would simply hang your license with a transactional brokerage where you only pay per transaction. 

The AirBnB is irrelevant, since if the studio is illegal/not up to code, you can't do short term rentals anyway.
