@Jade Frank how much has your current home gone up in value?

Can she pay you that same amount to cover some of the costs? 

I am curious to learn from others as well  :) I looked at GHL for my CRM but felt like it was full of features I'd probably never use and the cost was considerably more than what I ended up using: Monday.com.

If first time home buyers are having a difficult time coming up with the funds for even the costs to play as a first time home buyer then are the non profits supposed to pay the buyers agent commission too? 

You are not paying for their services and won't cost you anything extra anyways.

Most hard money loans will need to be in first position lien and will generally go up to 70-75% (maybe 80% in certain scenarios) of the ARV.

A typical PPM will cost about $10K. 

Just a heads up this will not be tax free, it will be a pro-rated exclusion.
